Bright prospects: Affordably priced new homes in Brighton sell at a brisk pace, with big energy savings as a bonus

If Denver’s run-up in home prices this year has you coming into the holidays with fewer housing options than you’d like, this is your weekend to see how much further a dollar goes in Brighton — a town that attracts commuters working at DIA and the I-70 corridor, but also along I-25, in downtown and Boulder County.

Meritage Homes is doing well there, with prices below what you’ll find in other parts of the metro area, including on six homes ready right now at Pheasant Ridge.

Pheasant Ridge is just off Bridge Street in Brighton — easy for heading west via Colorado 7 to I-25 and Broomfield, or south via Tower Road to I-76 and DIA. Put your holiday shopping aside for an hour, and Meritage’s Ed Olea will show you a Birch three-bedroom plan, with 2-1/2 baths, 2,404 square feet of finished space plus a two-car garage.

It was priced at $432,765, but Meritage has it at $399,900 to sell it before New Year’s. And the reduced price is just one of the ways it could save you dollars in years ahead.

“Property taxes in Pheasant Ridge are 0.08 percent, 1.3 to 1.6 percent for most surrounding communities,” says Olea. “That’s $200 to $300 a month.”

Despite the holidays, serious buyers have arrived here ever since the November election, says Olea, with five sales last month and another last week.

Along with the lower prices and the tax rate, they like the look of the energy savings that come with every Meritage home — the most ambitious energy/sustainability package by any production builder in Colorado. That includes sprayed-polyurethane insulation for better heating in winter and better cooling during summer.

Meritage adds a smart-technology air infiltration package, better performing windows, a weather-smart Rachio sprinkler package, and M-Connected smart home features, that let you check your lights and door lock, and see who’s at the front door, all via your smartphone.

Meritage has other homes with year-end savings, including a four-bedroom/three-bath Clear Creek plan, like the model home you’ll tour, with 2,835 square feet of space and a three-car tandem garage, ready now at $459,990 — over $20,000 below its original price.

If you have time to work with Meritage on a home from scratch, Olea will show you a new cul-de-sac opening that has large lots — one of them close to a quarter acre — where a ranch plan could take a full-wide three-car garage.

Contract on one of those now and you can “Pick Your Presents” from Meritage as a holiday special: landscaping, appliances and window coverings all at no cost.

If arriving from the west via Highway 7/Bridge Street, you’ll see Brighton’s downtown; or if coming up I-76 via Eagle Boulevard, you’ll pass the new Prairie Center mall with new dining options.
